What does a visit cost? +

We diagnose first, then walk you through the options and the price — and you approve in writing before any work begins. No mystery line items at the end. What moves plumbing prices is access, parts, scope, timing, and code work — not a number we could guess over the phone.

Can I finance a bigger job? +

Why does my drain keep clogging after it's been snaked? +

Because snaking opens a channel through the blockage but leaves the cause — grease, roots, or scale — on the pipe walls, where it rebuilds. Recurring clogs usually call for hydro jetting and a camera look at what's really down there.

Under 8 years old with a failed component: usually repair. Past 10 years with a major failure, or any leak from the tank body itself: replace. We quote both numbers side by side so the math is yours.

Often, yes — endless hot water and a 20+ year lifespan — but our hard Valley water makes an annual descaling flush non-negotiable, and conversions sometimes need gas or venting upgrades. We install both systems, so you'll get the honest fit, not a pitch.

Where is my main water shut-off valve? +

Usually at the front hose bib, in the garage where the line enters, or in the meter box at the curb. Find it today — before you need it — and if it's a stiff old gate valve, have it swapped for a quarter-turn ball valve.
